Replacing a Shared Gutter

On many Dublin semis and terraces one gutter runs across two or more houses, often with one downpipe between them. Replace it together if you can: one job, one colour, the cost split by the metres in front of each house. If the neighbour won't, your half can be replaced up to the boundary with a join at the line.

How to tell if it's shared

  • The gutter runs straight across both fronts with no stop end at the party wall.
  • One downpipe takes water from both houses.
  • The fascia board is one board across both.

Doing it together

Most companies will price both halves and split it by the metres in front of each house. On a semi, half of the €600 to €1,900 for new uPVC gutters and downpipes is about each house's share, less the side that isn't shared. One crew, one visit, one colour: it nearly always costs each house less than doing it alone.

If the neighbour says no

Your half can be replaced up to the party wall, with a union or a stop end at the line. The new gutter has to match the old profile there, or an adaptor is fitted. Keep water off their side: the fall should still run to the right outlet. A word and a photo before anyone goes up a ladder saves arguments.

Questions people ask

Do I need my neighbour's permission?

For work on your own half of the house, no. Anything on their side, or a shared downpipe, yes.

Who pays for a shared downpipe?

Usually both, split evenly, as both houses drain into it.

Can the colours be different?

They can, but it looks odd on a semi. Agree the colour if you can.
